The City of Surrey is the largest city (geographically) in the Lower Mainland and the second largest in terms of population. Surrey lies roughly 40 km southeast of the City of Vancouver. It covers a wide territory that is bounded by the Fraser River to the north, by the Canada – U.S. border to the south, and by the municipalities of Delta and Langley to the west and east respectively.
Surrey is in large part a commuter community, although there is significant local employment. The top three employers in Surrey are School District #36, Surrey Memorial Hospital and The City of Surrey.
Surrey has been amongst the fastest growing cities in Canada since 1991. There were an estimated 468,255 people living in Surrey as of the 2011 census (census undercount estimate), representing growth of 18.6% since 2006. By comparisons, the population of Metro Vancouver (Vancouver Census Metropolitan Area) grew by 9.3% during the same time period, a pace that exceeded the province overall (+7.0%).
